Commercial Real Estate MLS Search

I've been asked on numerous occasions by owners and tenants; "Is there a commercial MLS system for commercial properties like there is for residential properties?" The answer to that is YES, but it is more fragmented than the residential system. Here is Phoenix there are primarily two commercial MLS type systems available CoStar and Loopnet.

Costar is better for institutional type users, high rises, large 50,000sf + office, industrial, retail, and multifamily units. CoStar is the number one resource for office leasing information and comparable information nationally, and locally.

Loopnet is more geared for smaller commercial properties, primarily properties for sale. Loopnet has properties typically under 50,000sf for sale and lease. Anyone can search Loopnet or CoStar for free, just input some basic info, including email and name and you have access to two of the largest and most comprehensive databases around.

Other places to search for commercial real estate sales and leases are Craisglist under the Commercial tab. Propertyline.com, which is geared toward investment sales primarily in the Mid and Eastern USA.

It is always recommended that you consult a professional when dealing with commercial properties, as complicated zoning, codes, covenants, restrictions...etc may prohibit your business from achieving its maximum profit potential at a particular property.
